I have the question many times, does a Pool make that much difference? It always comes down to supply/demand.
In Brevard County, Florida, the Challenge these days is a lack of supply of existing inventory. In parts of Brevard such as Viera, buyers are demanding quality luxury homes with Pools. Pool Homes are selling at a faster rate and yes they are selling for more. Supply and Demand always dictates the market price. In Viera, Builders are competing for new land to plan for 2014 as most of the land for 2013 is spoken for. With the lack of existing home inventory, many Viera buyers are resorting to Building New...and for those that do not have 7-9 months to wait for a new home in Viera, they are rushing in to bid on homes coming to the market.
See these interesting facts about recent pool home sales:

Does a Pool Home sell for more?
Numbers don't lie! past 6 months avg sold price of a pool home in West Viera $381,669 or $123 per sqft, days on mkt 69 Homes with No Pool: $291,556 or $116 per sqft, days on mkt 76 ...

Getting Into Fit Homebuying Shape Starts Now!
Tip #1- Contact an Experienced Realtor that specializes in Helping Buyers develop the perfect plan. Since not agents are equal with respect service and experience, I recommend contacting 2-3 agents and spend time looking to hire 1 agent to help you.
Tip #2 Have realistic goals. There is an ideal home out there for you somewhere, but don't expect "Perfect" If you start your plan to buy your 1st home, find a way to make some sacrifices to stay within your budget. Your agent can help you with this.
Tip #3 Start Saving Now! If you can make some budget cuts now, you can save several hundreds if not thousands to sock away for your down payment, and additional items you may need once you move in. In most cases, home buyers lack in the financial planning to make a home purchase. If you are looking to purchase in say 6-12 months, now is a great time to fine tune the plan.
Tip #4 Improve your credit to get a lower interest rate. The higher the credit score, chances are better that you will receive a lower rate from the lender. This savings will amount into saving thousands of dollars over the term of your loan. Your Realtor and Lender can discuss this with you in detail.
Tip #5 Think Long Term. When buying a home, the investment part of it is not just about how much your home will be worth next year, it's about having a home to enjoy and to make memories over the long term. I will say there 2 times to buy a home, a good time to buy and a great time to buy. It is obviously much better to buy when rates are low as well as prices just coming off of a bottoming phase. If you work with an experienced agent that knows the market inside and out, you will find a great home at the right price.

Should I decorate for the Holidays?
Should I decorate if I plan on Listing my Home? One of the most asked questions when I meet with a potential home seller during holiday season.
Im not one to tell someone they should not decorate and get festive for the Holiday Season, however the key to staging the home must include being uncluttered. While I dont do holiday staging, I will give examples of keeping the decorating to a minimum during selling. Sellers must remember, everyone has a different taste for their own decor, so neutral is best.
We certainly do not want over decorating to turn off potential buyers!
Making sure the decorating doesnt take away room space, counter space and wall space. I have seen some homes decorated with a minimum amount, but looks very nice. In the case of holiday decorating my advice to a seller is less is more
